Mold behind the baseboard is a plumbing problem wearing a paint problem

You scraped the bubbling paint at the bottom of the hall wall, primed it, and painted it. Three weeks later the bubbles are back and the baseboard is soft. In a Henderson slab house that usually means a water heater, a softener line, or a slab leak has been feeding that wall for months.

Before you paint over the spot again

A patch smaller than a dinner plate on tile, grout, or a painted garage wall is a rag-and-detergent job. A patch on drywall, a cabinet floor, or a closet ceiling is not; bleach wets the paper face and leaves the growth in the gypsum behind it. Close the door, leave the air conditioning on, take photos, and look for what got that spot wet: the water heater pan, the fridge line, the dishwasher, or the bathroom on the other side of the wall.

Why a desert house grows mold in August

Henderson averages under six inches of rain a year at about 1,870 feet, and nearly every house from Green Valley to Inspirada is stucco on a slab under concrete tile. The problems are a garage water heater in its twelfth year, a copper line under the slab, a condensate line that clogs in July when the air handler runs most of the day, and tile underlayment that has baked for twenty summers before a monsoon cell drops an inch of rain in an hour.

On July 28, 2022, southeast Henderson gauges recorded more than an inch of rain in a day, the most in the valley, and that August closed the wettest monsoon in a decade. Water that comes through a roof in a storm like that lands on dry insulation and drywall, and in a sealed, cooled house it does not dry back out on its own.

The Clark County Regional Flood Control District has built detention basins and channels along the Pittman Wash and Duck Creek since the 1980s, so most Henderson homes stay out of the wash. The water that gets into your wall comes from inside the house or from above it.

Will my insurance pay for mold from a leak?

We do not know what your policy pays, and we make no promise about it. Most Nevada homeowner policies pay for a sudden leak, exclude a slow one, and cap mold at a set dollar amount unless you bought an endorsement.
